Reservation: Online booking is available 24/7 or you can make your reservation by phone between 9:00 am – 4:00 pm – 7 Days a week. Overcrowding or misrepresentation is grounds for immediate eviction without refund.  Only the person listed on the confirmation may obtain keys and parking permit, and must occupy the unit for the entire length of stay.  Unit cannot be sublet or assigned to others.

Payment Policy: To secure a reservation a Non Refundable $300 payment is due at time of booking by credit card and will apply to rent. Full payment is due 60 days prior to arrival. We accept checks, money order (in US funds), traveler checks, and credit cards. If final payment is not received 60 days prior to your reservation it will be canceled and re-booking will be subject to availability. A credit card will remain on file and will be charged in the event there is damage or extra cleaning.

Cancellation Policy: We know things happen and plans change however we rely on advanced reservations and cancellation cannot always be filled. To be fair to all concerned our Policy is as follows:

All rental fees Less a $300 Cancellation Fee are refundable if reservation is canceled at least 60 days prior to your arrival. Cancellations 60 days or less of arrival will forfeit all monies retained.  Once you make a reservation online or by phone you agree to the terms and conditions of our rental and cancellation policies. To protect against the loss of your rental payment, Travel Insurance is STRONGLY recommend. Visit www.insuremytrip.com for details.

Termination: Families only. No House Parties. No Student Groups. Occupancy will be denied at check-in or terminated immediately without refund to any “Student Group” or “House Party”. Rules of the Association do not permit us to rent to anyone under the age 25 unless with a parent. Occupancy will be terminated without refund for activity which management deems detrimental to the unit of facility or violation of the rules and regulations.

Furnishings/Equipment: Each unit is furnished and equipped to the taste of the owner. Locked closets are used by owners for their personal items and are not included in the rental. There are four beach towels in all units and must be cleaned by guest before check out.

Repairs: We do not guarantee heat, air conditioning, appliances, televisions, phones, or other equipment. No refund will be made upon their failure. however, every effort will be made to make repairs as soon as possible. This also applies to facility pool, grills, elevators, etc.

Entry Into Rental Unit: Entry into rental unit may be necessary by authorized personnel for repair and maintenance.

Parking Lot: Vehicles without a valid parking pass will be towed at owner’s expense. No RV’s, Motor Homes, Buses, Campers, Boats, Trailers, Skateboards, or Rollerblades permitted.

Liability for Damages: You will be responsible to pay the owner for any damages to the property or its contents during your vacation residency. Please notify our office if you discover any item that needs the attention of our maintenance department.

Rent Payments: All paid payments are deposited to an Insured escrow account to the Credit of Pointe South Condominium Association, Inc.

Pets: Pets are not permitted.

No Smoking: THIS IS A SMOKE FREE FACILITY. SMOKING IS ALLOWED IN DESIGNATED AREA AND IS STRICTLY ENFORCED.

Inclement Weather: For excessive wind or a hurricane “watch” the premises will be secured i.e. chairs, lounges, grills, etc. safely stored. If a hurricane evacuation order is issued by the town of Fort Myers Beach, all occupants are required to vacate the property.

Wireless Internet: Password available in office at check-in.

Housekeeping: Report to office immediately any condition which may require attention.

Items Left Behind: Shipping fee plus $20.00 service charge.

Rental Unit: Each unit is privately owned and furnished to the taste of the unit owner. Units can not be leased or sub-leased for any reason.

Grills: Grills are provided in the Grilling Area only.

Shuffle Board: Shuffle Board, Horse Shoe, Bocce Ball is located in Computer Room

Computer and Movies: Computer and books are available in computer room and is locked after 4:00pm but unit keys open after hours. Printer is available for Boarding Passes.

NOT RESPONSIBLE FOR THEFT OR LOSS

Check Out Procedures – CHECK-OUT TIME IS 10:00 AM. Unit must be reasonably clean and without damage.

a. Remove all items from the refrigerator and freezer
b. Remove all trash from unit and place in dumpster at north end of building
c. Wash, dry and put away dishes, pots and pans, etc. DO NOT LEAVE IN DISHWASHER
d. Leave furniture arranged as you found them
e. Remove all of your personal items. We will not be responsible for items left in unit
f. Close and lock windows and door
g. Beach towels in unit must be washed before check out or a $15.00 charge will be added to your credited card.
